I would agree. But....

Rudy has been Trump's lickspittle for a long time. Trump must have used the CIA to thoroughly investigate Rudy's background, and from what we're learning, it seems likely a lot of naughty there. If so, Trump could blackmail Rudy into keeping his mouth shut.

In this case it is. Sondland is calling it a qui pro quo, but he can't show the quid, nor the quo. Therefore, it's opinion.

Zelensky could have been trying to figure out how to keep an obviously corrupt POTUS happy, while at the same time not giving in to that POTUS' corrupt demands.

You seem to think that everyone lies as much as Trump, and is as corrupt as Trump. Maybe that's what it's like where you live, but other places are different.
