It takes the party with control of the house to want you out; low popularity (so you have little support) and and issue they can blow-up out of proportion. Trump has all two of three attributes right now. He falls into the toxicity range of 20% approval and he would be very easy to impeach.
You have to have done something wrong to be impeached. But, I'll give you this, if Trump gets on the Republican establishment's nerves too much and actually does something impeachable, they will probably be more than happy to have a president Pence. Trump could wind up being the first president in history to have been successfully impeached.
