    @ Lord Tammerlain --In Illinois, until a property has actually "sold and closed," an accepted price is held in strictest confidence. Example: I accept a contract on my home for $300,000. I was asking $329,900, but accepted $300K. If that 'accepted price' were public knowledge, and the transaction fell apart, the NEXT purchaser would start negotiating at $300K. It is not in the best interest of the seller..and here in Illinois, at least, a broker could actually lose his license, be liable for damages/censure for disclosing that information. Don't know about NY...I would have assumed that particular protection would be the same.
    True, but what I pay for a home isn't public knowledge. Is it?

    Does the info read, "this is what a home, with these features sold for"?

    Or, does it read, "APDST paid this for this piece of property"? That's the point I'm making.

    It reads

    the property at XXXX sold for XXXXXXX dollars

    I dont recall seeing the sellers name or the buyers name when I looked at the sheet showing comparabes

    @Apdst -- In most states (all, I think), the price paid for a home is public information. Here in Illinois, it's available on the internet through the county tax assessor's office with sale price/owner of property. Many local papers publish weeky real estate transaction lists: Thomas and Georgia Smith purchased 2456 Anywhere Street, Chicago, IL on 7/10/10 for $310,000. If you go in to the assessor's office, you can get who bought it, the mortgage amount, who the mortgage is with, date it closed, who you bought it from, yada yada yada. (Realtors don't have to go into the assessor's office....they can get it through the MLS.) Buyers always reference this information before making an offer on a home unless they're not represented by a Realtor, or their Realtor is a complete idiot.

    A buyer typically looks at 'comparables' by looking at the listing sheets of homes that have sold/when/how much. That listing sheet shows square footage, amenities, room sizes, goodies, etc., etc. Most of the time interior photos are included. Without that information, the market would be in chaos as far as what a home is worth. Hope that all makes sense.

    Lord Tammerlain is correct. When looking at comparables provided by a Realtor, one does not see the buyers' or sellers' names. Savvy buyers, however, will often ask their Realtor to give them a property history report from the assessor so they can see mortgage amounts, date of original purchase and amount paid. It's all available to the general public if they know where to look. And in this particular market, buyers are plenty savvy.

    In my section of they don't announce what the final selling price was. All it says that it's sold and the asking price. It could've sold for less than that.

    I saw the comparables sheet for my place, it listed the address, how much it sold for and when it was sold (along with the age of the place and square feet)

    I was not savvy enough to do ask for the property history and such

    Have you ever bought/sold a home? All of this info is readily available in the US, and not just to realtors. If I knew your address, it would take me less than five minutes to figure out what you paid for it. Would also have a good chance at seeing what the previous owner(s) paid, their asking price, price reductions, etc.

    Uh, no. In LA, all brokers know the sale price of houses. Also, in most places, the final sale price is on file so the appraisers have a starting point the next time the property is sold.

    Dude, I don't know what part of Louisiana you're in, but I'm in Baton Rouge and every single gas station that i can think of requires that you pay before filling up. They started it before Katrina but right after Katrina, nearly every gas station switched to that method because of so many people driving off with gas.

    Not letting them pump their own gas is not the same as requiring them to pay first.

    I can think of at least two states that also don't let you pump your own gas right here in the US, so it's not an entirely Canadian thing.
